Location: Chromo Colorado…29 miles South of Pagosa Springs, CO.; 22 miles North of Chama, NM.; 90 miles North of Santa Fe, NM.; 89 miles SE of Durango, CO.

Setting: At the foothills of the Banded Peak Mountain Range in the South San Juan Wilderness Area. Area is known for its vast mountains, remote wilderness and abundant wildlife.

Land Use: Currently agricultural can be residential (either permanent or temporary) and could be placed in an open space easement.

Amentities: All utilities, including water, and all weather roads will be installed to each parcel. There will be a $25,000 tap fee due at closing for use of the water system.

*Additional Amenities include irrigation water and private access to over ½ mile of Blue Ribbon Fishing in the Navajo River. The Navajo River contains wild Cutthroat, Brown, Brook and Rainbow Trout.
